EXO member Sehun has seen a major return on his real estate investment, with the value of a Seoul building he purchased in 2019 rising by more than 1.6 billion won ($1.1 million) in just six years.
According to Building Road Real Estate on November 10th, Sehun bought a six-story commercial building in Sangdo-dong, Dongjak District, Seoul, for 3.355 billion won ($2.3 million) under his sole ownership in September 2019.
The property sits just a one-minute walk from Exit 1 of Sangdo Station on the Seoul Subway Line 7 on a main eight-lane road—an area praised for its visibility and accessibility. The building occupies about 60 pyeong (2,130 square feet) of land. The previous owner had purchased it for 2.6 billion won ($1.8 million) in 2017, selling it two years later to Sehun at a profit of about 750 million won ($516,000).
The building’s maximum registered mortgage was 2.16 billion won ($1.5 million), with the actual loan estimated at around 1.8 billion won. Including acquisition tax, brokerage, and legal fees, Sehun’s total purchase cost is estimated at 3.55 billion won ($2.4 million), of which roughly 1.75 billion won ($1.2 million) came from his own funds.
The building is fully leased to businesses suited to the neighborhood. The first floor houses a well-known bar featured on TV, the second floor is a music academy, and the upper third to sixth floors are rented as office spaces.
Comparable sales in the same area have ranged between 69.49 million won and 105 million won ($47,800 to $72,200) per one pyeong (35 square feet) as of 2022. Factoring in its proximity to the subway, building age, and road exposure, the current estimated market price is about 82.81 million won per pyeong—bringing Sehun’s 60-pyeong property to an estimated value of 5 billion won ($3.4 million) today.
Kim Kyung Hyun of Building Road commented, “The building’s location, just a minute from Sangdo Station on an eight-lane road, gives it excellent visibility and accessibility. In six years, Sehun has likely realized profits nearly equal to his original investment.”
